Your study gave the board one plan, once. Pro puts a live plan in the room at every meeting, with Answers to ask it questions in plain words.

  • Everything in Register, plus
  • “What if we defer the dock two years?” Build as many scenarios as the meeting needs, compare them side by side, and adopt the one the board chooses.
  • The roofer says two years, not ten. The watch list shows every place what you’ve seen on site disagrees with the study, and what it pulls forward, in dollars.
  • Know the odds, not just the plan. Risk runs thousands of possible futures over costs, lives, inflation and interest, and tells you how likely it is the money runs out.
  • “Can we reach 70% funded by 2034 without raising dues more than 4% a year?” Ask Answers the way you’d say it. If the goal can’t be met as asked, you see the nearest plans that can.
  • Mail that nearly files itself. Answers reads each email in the Inbox, says what’s in it, and suggests where it goes. You check it and file.
  • Away for a month? A few plain sentences on what changed since your last visit, above the full list.

All prices in US dollars. Yearly plans are billed once a year; monthly plans cost the yearly price divided by ten, so yearly is two months free. Cancel any time; your register stays yours on the free plan.

Someone else paying?

Reserve firms and management companies can sponsor Pro for the associations they serve. The association sees “sponsored by” on its plan page, keeps full ownership of its record, and can leave the sponsorship at any time. One sponsor per association; same features whoever pays, and never more than the list price.

30% offPartners sponsoring three or more associations pay 30% less than list. Below that, they pay list.

Some things are never behind a paywall.

The register is the association’s record. A plan tier, a lapsed card or a sponsor who walks away can never take it away or lock it up.

These commitments are written into the product, not the pricing page.

Questions boards ask

Is the free plan really free, or a trial?

Free. There is no clock and no card. The caps on the free plan are counts (one saved scenario, 3 board briefs a year), not a date. Every fund the association has is on the free plan. A register you start today is yours in ten years whether or not anyone ever pays.

Our reserve firm uses Commonhold. Do we have to pay?

No. A professional can publish a signed study into any register on any plan, and that is always free to receive. Some firms sponsor Pro for their clients; if yours does, you’ll see it on your plan page.

What happens if we stop paying for Pro?

Your register, every fund, every version, the audit trail and all exports stay exactly as they were. New scenarios wait for a free slot, and Answers sessions are kept read-only, until you upgrade again. Nothing is deleted.

How is Pro priced?

$3 per unit, lot or site a year — whatever pays an assessment — with a $300 minimum, and $1.50 for each one past 500. You state the count; it updates at renewal. Monthly is the yearly price divided by ten, so a small board facing one big decision can go Pro for $30 a month and drop back when it’s done.

Is there a limit on Answers questions?

Pro includes Answers with a fair-use limit of 300 questions a month, pooled across everyone in the association; very few boards come near it. Reading the Inbox and the activity summaries don’t count. Every association on the free plan gets five questions to try.

Do you sell reserve studies?

No. Commonhold makes software for associations and the professionals who serve them. We don’t write studies, broker leads or compete for the engagement.
